How it works.

Three steps. The first one costs twenty minutes.

For multifamily owner-operators running 500 units or more.

Readiness Assessment

Twenty minutes on a call first. No cost.

Then, if we both want to continue, a paid assessment on read-only exports from your property system and ledger. We reconcile a first set of figures, price your next six months of vacancy exposure, and come back with a firm implementation price and a go or no-go.

Credited in full toward the build. No firm price, no charge.

Implementation

Live in about 30 days. Consolidated P&L across entities. NOI, occupancy and cash by property. The cash flow forecast, the vacancy forecast, and the reporting pack your team rebuilds by hand every month. Every figure reconciled to the ledger with its source on it.

Delivered in a workspace you own.

Cockpit Subscription

Rebuilt every morning from your source systems. The pack, the forecasts and the daily views your team stops building by hand. New reporting added as priorities change: lender packages, labor, a division that needs its own numbers.

Priced against the FP&A analyst hours it replaces. Never discounted.

THE GUARANTEE

A reporting and forecasting platform your team can’t work without, in 60 days, or you don’t pay.

CFO Cockpit

Daily visibility into NOI, occupancy, collections and cash across portfolio, entity, property and unit. Connects your property system, accounting ledger and leasing platform into one model, reconciled to the GL, so leadership sees performance before the close.

Vacancy and Cash Forecasting

Vacancy loss priced in dollars, per unit, six months rolling, rebuilt every morning. Renewal probability calculated from your portfolio’s own move-out history, not a rate typed into a cell. Cash flow forecast by property, anchored to the balance sheet.

Budget to Actual Variance

Variance at property and account level, with prior month and prior week movement, so the explanation arrives with the number instead of a week later.

Labor and Work Order Reporting

Weekly, automated. Reconciles payroll hours against hours billed through work orders and explains the gap.

Close Acceleration and Reporting Automation

The monthly reporting pack built automatically instead of rebuilt by hand. Portfolio P&L, cash and variance, every figure carrying the source it came from.

Ongoing Expansion

New dashboards, forecasts and automation as priorities change. Your team gets capacity without headcount, and the logic stays documented so the system outlives any one person.

What it includes.

Vacancy loss in dollars, per unit, six months rolling, updated daily.
Renewal probability calibrated from your portfolio’s own move-out history.
Your leasing funnel joined to the forward forecast: leads, tours, applications, signed leases, in the same model as the exposure they have to fill.
Exposure frozen daily, so the picture as of any past date can be rebuilt.
One enterprise P&L consolidated across entities.
Property-level NOI, occupancy, cash and debt coverage.
Budget to actual variance at property and account level.
Cash flow forecast by property, anchored to the balance sheet.
The monthly reporting pack, built automatically.
Every reported number reconciled to the GL, with its source on it.

What it connects to.

Your property system, your accounting ledger, and your leasing platform. Read-only access that your team provisions and can revoke at any time. No write-back, no database access. If misterdata ever stopped, you keep your systems of record and the report definitions.

Frequently Asked Questions

How much of my team's time does this take?

Twenty minutes for the first call. About two hours across the assessment, mostly provisioning read-only access. During implementation, one person on your side answers questions as they come up; nobody rebuilds anything.

Where does the data live and who can see it?

In a workspace dedicated to you, hosted in the United States. Access is read-only, provisioned by your team, and revocable by your team. Nothing writes back to your systems.

What happens if we stop?

You keep your systems of record, and the report definitions are yours. The platform holds a copy you can turn off, not your data hostage.

Does this replace my finance team?

It replaces the pack, not the people. It is priced against the analyst hours the pack consumes every month, and it gives those hours back.

What do you need from us?
Two exports your property system already produces: current leases, and lease history for the last few years with move-out dates and renewals. Unit, dates, rent, status. No resident names, no contact details, no balances, no payment or screening records. Delete those columns before sending, or we sign an NDA and drop them on ingest.
